One of the spouses can apply for a housing loan at a bank or other lending institution alone; Husband and wife do not need to be present, as long as one of them meets the loan conditions and requirements of banks or lending institutions, they can apply for loans.
The conditions that husband and wife need to meet when buying a house with a loan are as follows:
1, one is the main lender and the other is * * * the same lender;
2. When going through the formalities, if the contract is signed by both husband and wife, both parties need to be present in person when signing the contract. If one party cannot attend, it must go through the formalities of notarization and authorization;
3. When applying for a mortgage, they sometimes apply in the name of husband and wife. Therefore, when the bank goes through the relevant formalities, it needs to review the qualifications of both of them and sign them at the same time.
The materials that both husband and wife need to prepare for the loan to buy a house are as follows:
1, the second generation of ID card needs to be double-sided;
2. Household register (front page, index page, individual page);
3. Income certificate (provided by the bank, only need to affix the company seal on it);
4. Purchase contract;
5. Marriage certificate;
6. down payment receipt.
To sum up, if the husband and wife have an agreement or can prove that the house is the separate property of one of them, then one of them can apply for and sign a contract when handling the mortgage.

(1) Both men and women can agree that the property acquired during the marriage relationship and the property before marriage belong to themselves, all or part of it, and part of it. The agreement shall be in writing. Where there is no agreement or the agreement is unclear, the provisions of Articles 1062nd and 1063rd of this Law shall apply.
(2) The agreement between husband and wife on the property acquired during the marriage relationship and the property before marriage is legally binding on both parties.
