Recently, our bureau conducted a statistical analysis of petitions from the masses and found that since 2019, most of the home buyers After paying the deposit or down payment, there were various complaints such as requesting a check-out and a refund on the grounds that they did not understand Zhongshan City’s home purchase policy, were not qualified to purchase a home, and the salesperson did not inform them of the property situation. In order to maintain the order of the real estate market and reduce disputes, our bureau has formulated the "Precautions for Purchasing New Commercial Houses in Zhongshan City" (see the attachment for details). The relevant matters are hereby notified as follows:

1. All real estate development companies can log in Download and print relevant information from the following platforms: Zhongshan Real Estate Transaction and Fund Supervision Platform: 8093/Default.aspx.

2. Real estate development companies must publicize this notice in a conspicuous location at the property sales site.

3. Real estate development companies must truthfully disclose the real estate and housing-related information to home buyers in accordance with the "Zhongshan City Precautions for Purchasing New Commercial Housing".

4. Before the buyer pays the first payment (including deposit) for purchasing commercial housing (including residential and non-residential), the real estate development company must provide the "Zhongshan City Precautions for Purchasing New Commercial Housing" to the buyer to read and inform them. Signature confirmation.

5. Starting from September 1, when real estate development companies submit for home purchase qualification review, they must submit the "Zhongshan City Precautions for Purchasing New Commercial Housing" signed by the home purchaser to the transaction department. If the commercial housing sold is non-residential, the real estate development company must upload the signed and confirmed "Zhongshan City Precautions for Purchasing New Commercial Housing" to the transaction system when signing online. If the requirements of this notice are not followed, the shipment will be returned.

6. This notice shall be implemented from the date of issuance.
