Article 9: During the lease term, Party B shall pay the utilities, and Party B shall bear the liability for breach of contract for delayed payment. During the lease period, if the relevant government departments levy items not listed in this contract but related to the use of the house, Party B shall pay.

Article 10: After the lease expires, this contract shall be terminated, and Party B shall return the house to Party A at that time. If both parties agree to continue the lease, the lease contract shall be renewed. If the contract expires or Party B breaches the contract until Party A announces the termination of this contract, the articles and facilities left by Party B and stored in Party A's leased premises shall be deemed abandoned by Party B, and Party A has the right to dispose of them at will.

Article 11: In case of any of the following circumstances of Party B, Party A may terminate the contract and repossess the house, and if losses are caused to Party A, Party B shall be responsible for compensation:

Unauthorized transfer, lending, replacement of rental housing; Unauthorized demolition of the rental housing structure or change the use of rental housing; Arrears of rent or utilities accumulated for half a month; Idle for 2 months without justifiable reasons; Using the leased house for illegal activities; Engaging in illegal business activities without industrial and commercial registration; Deliberately damaging the rented house.

Article 12: If the contract cannot be continued due to national construction or force majeure, the contract will be terminated unconditionally, and Party A will not compensate Party B for its economic losses.

Article 13: During the lease period, both parties must abide by the contract. If either party violates the provisions of this contract, it shall compensate the other party for the actual losses. If Party B fails to pay the rent, it shall pay a late fee of 0.5% of the unpaid amount.

Article 14: This contract is made in duplicate, which shall come into effect after both parties sign it and Party B pays the down payment. When signing this contract, Party B shall also pay Party A the 300 yuan security deposit, which will be refunded after the termination of this contract and the settlement of accounts by both parties.
