1.2 The equipment person in charge of the management service center is responsible for the comprehensive management of elevator equipment (facilities) and the inspection and supervision of the above work; based on the actual maintenance, inspection, and operation conditions of this month, the normal operation rate of the elevator will be calculated monthly.
1.3 The front desk assistant of the management service center is responsible for collecting various inspection situations and registering them in a timely manner.

2 Work Procedures
2.1 Person responsible for elevator equipment
2.1.1 Must fully understand the working principle of the elevator, master the operating rules, and ensure that the elevator operates in a good environment operate normally.
2.1.2 Select and adopt the best operating conditions and methods to minimize energy consumption.
2.1.3 When on duty, be conscientious and responsible, patrol frequently and conduct multiple inspections to ensure that the operating parameters are within the required range. During the inspection, you should use the means of looking, listening, smelling and touching to monitor the operating conditions of the elevator. Carry out inspections on major parts, and promptly notify the professional elevator maintenance company to deal with abnormal situations. After the work is completed, sign and accept the maintenance order at the elevator maintenance unit, and keep a copy of the maintenance order for archives.
2.1.4. If special circumstances or operational failures occur during operation, necessary measures should be taken immediately to avoid accidents and reduce losses as much as possible.
2.1.5 The person responsible for the elevator shall participate in the maintenance contractor's twice-monthly elevator maintenance work, supervise and confirm the elevator maintenance work, and sign the elevator monthly maintenance sheet after acceptance.
2.2 Inspection and Inspection System
Inspect at least once a day, and sign on the "Inspection Record Form" set up in the elevator machine room. 2.3 Inspection content
2.3.1 Machine room

2.3.1.6 Whether the traction wheel, steel rope, speed limiter, and brake pads are normal, and whether there are any abnormal sounds.
2.3.1.7 Whether the temperature in the computer room exceeds the specified limit, whether the air conditioner is working properly, and flammable and corrosive items must not be stacked in the computer room.

2.4 Troubleshooting Process
If the inspector or customer discovers an elevator fault, he or she will notify the front desk assistant, who will notify the maintenance person in charge of the elevator maintenance unit, who will rush to the scene. 2.5 Elevator maintenance process
The elevator maintenance unit submits a maintenance plan to the management service center every month. If there are any changes, it must be reported to the person in charge of the management service center Negotiate. 2.7 Quality Supervision

If it is lower than the quality target, analyze the reasons and find solutions.

4 Work Procedures
4.1 There is a locking fault in the elevator
4.1.1 When it is discovered from the monitor or reported by passengers through the elevator intercom that a locking fault occurs in the elevator , the on-duty supervisor should immediately determine the cause of the fault and handle it according to 4.1.2 or 4.1.3.
4.1.2 When a temporary power transfer or power outage causes the elevator to close, the on-duty caretaker should tell the passengers the cause of the failure through the elevator intercom and comfort the passengers until the power supply is restored and the elevator operates normally.
4.1.3 The elevator shuts down due to other reasons
4.1.3.1 The on-duty caretaker should know the location of the landing where the faulty elevator stops and the car through monitors, elevator intercoms, etc. Immediately notify the management service center of the number of people trapped in the car and their health status, as well as the lighting and ventilation conditions in the car. At the same time, keep in touch with the trapped passengers through the elevator intercom, comfort the passengers, and constantly inform the rescue progress; inform the trapped passengers Try to stay away from the car door, do not smoke or play in the car, and follow the instructions of the management personnel.

4.2 When a water leakage accident will endanger the safety of the elevator

4.2.2 Maintenance workers should rush to the elevator machine room quickly and immediately cut off all power to all elevators after the passengers have safely evacuated.
4.3 When a fire occurs, the management service center should
