12 On February 23rd, Party B signed a store lease contract with Party A with the number "LW-ZLHT-035" to lease the store located at M-0 18, the mezzanine of ZZ 18 Z Shopping Center in Z City, dealing in health care products and food (brand "Z").

As of April 5, 20xx, Party B has accumulated arrears to Party A of 43,588.33 yuan (including: rent16,000.80 yuan, management fee of 9,734.02 yuan, promotion fee16,000.08 yuan, POS machine rent of 3,600 yuan, electricity fee of 25.50 yuan, and late payment fee/kloc-0). During the lease term, Party B is overdue in paying the lease fee for more than 30 days, and since August 20xx, Party B has stopped the business activities of the store without authorization. According to Article 16 of the store lease contract of Z Shopping Center, Party A has officially sent a letter of termination of the lease contract to Party B on March 14, 20xx, in case of overdue payment of the lease fee or unauthorized suspension of business activities.
