The Housing and Urban-Rural Development Department of Hainan Province reported on the 2nd that the province continued to rectify the real estate market, focusing on investigating and dealing with illegal acts such as price increase, bundled sales, hoarding of houses, evading the purchase restriction policy to defraud the qualification of buying houses, and failing to go through cancellation or change procedures as required.

It is reported that the Housing and Construction Department of Hainan Province has imposed penalties on real estate enterprises, intermediaries and individuals who violate laws and regulations, such as canceling the qualification for filing, suspending the qualification for online signing, and canceling the qualification for purchasing houses, and has conducted collective interviews with some enterprises to increase the warning shock.

Hainan Provincial Housing and Construction Department announced 9 typical cases:

Case 1: On February 29th last year, 12, Haikou Housing and Urban-Rural Development Bureau, together with the Municipal Development and Reform Commission and the Municipal Market Supervision Bureau, convened eight real estate development enterprises, including Hainan Renheng Road and Bridge Investment Co., Ltd. and Hainan Island Construction Logistics Co., Ltd., which were reported by the masses to have many illegal sales behaviors such as price increase, bundled sales and hoarding of houses, for serious collective interviews, demanding that all enterprises improve their political positions.

Case 2: Nine real estate agencies, including Sanya Zhongchun Real Estate Co., Ltd., Hainan Hope Home Real Estate Investment Service Co., Ltd. and Hainan Sheng Hui Chuangyuan Real Estate Marketing Planning Co., Ltd., failed to go through the cancellation or change procedures as required, and the Sanya Housing and Urban-Rural Development Bureau cancelled the intermediary agency's filing qualification according to law, and refused to go through the filing procedures in 1 year.

Case 3: Four people, including Wang, Zhang, Wang and Jun, still subscribe for real estate in Sanya, but the Housing and Urban-Rural Development Bureau of Sanya made a decision to prohibit the above four people from buying houses in Sanya within five years, which was blacklisted in the credit system and exposed on the media platform.

Case 4: Hainan New World Real Estate (Hong Kong) Co., Ltd. did not strictly implement the purchase restriction policy of Hainan Province, and illegally sold commercial housing to 1 person who did not meet the purchase conditions during the sale of commercial housing in Hejing Lan Ting Coast Project in Lingshui County. Lingshui County Real Estate Administration blacklisted the illegal buyers, banned them from buying commercial houses in Lingshui County within five years, and closed the online signing system of the project for three months.

Case 5: The "Shimao Blooming" project developed by Wenchang Shimao Real Estate Co., Ltd., the "Hejing Moon Bay" project developed by Hainan Hejing Real Estate Co., Ltd. and the "Platinum Coast" project developed by Hainan Baoming Real Estate Co., Ltd. illegally sold commercial houses to people who did not meet the purchase conditions. Wenchang City Housing and Urban-Rural Development Bureau issued a rectification notice to close the online signing system of these three projects for three months.

Case 6: The "Yiyayuan" project developed by Wenchang Fucheng Real Estate Development Co., Ltd. has the phenomenon of selling more than one room. Wenchang City Housing and Urban-Rural Development Bureau issued a rectification notice and closed the online signing system of the project for three months.

Case 7: The delivery of the "Sunshine Green Scenery" project developed by Hainan Zanggu Agricultural Development Co., Ltd. and the "Green Island Cultural Park Property Hotel" project developed by Wenchang Wen Qiong Xingfa Trading Co., Ltd. was delayed, and Wenchang Housing and Urban-Rural Development Bureau issued a rectification notice for the above two projects with irregularities, and shut down the project online signing system for three months.

Case 8: The "Qinglan Du Ming" project developed by Wenchang Yimenju Real Estate Co., Ltd. and the "Jintangwan" project developed by Hainan Real Estate Development Co., Ltd. of Jintang Group exist such phenomena as illegal delivery of houses and contract disputes. Wenchang City Housing and Urban-Rural Development Bureau issued a rectification notice for the above two projects and shut down the online signing system for three months.

Case 9: Duan Moufeng and Gan Mouqing evaded the purchase restriction policy by paying taxes through affiliated companies, and defrauded the qualification of buying houses. The Planning and Land Construction Bureau of Yangpu Economic Development Zone cancelled the purchase qualifications of the above two people according to law.
