This kind of behavior is a kind of fraud and unfair competition, and its spread will only harm the interests of the whole industry continuously.
How much does a project budget need? In a relative area, there is a market price, commonly known as line price, which is an average quotation. There are several influencing factors.
1, the market price is affected by the region. In some remote areas, due to the influence of material transportation cost, the cost will increase, thus pushing up the price. However, the cost of labor and business premises will be relatively low, which will also affect the price decline.
2. The market price is influenced by the price. The higher the price of a place, the higher the quotation of the project. On the contrary, some places with low prices will have low quotations. The price mentioned here is an index, not a specific price.
3. The market price is affected by competition. In a place where the decoration industry is mature, especially where the seller's market is transformed into the buyer's market, the market price will be greatly affected by competition.
Similarly, in the same region, the quotations of different companies will be different, and there are several influencing factors:
1, project quality: this is the most important factor. To ensure quality, the first thing is to ensure profit. Only when there is profit guarantee can quality be guaranteed. As the saying goes: wool is on sheep. If you want low prices, you must get the necessary profits from quality.
2. Design quality: If a project is designed by a regular interior designer and an informal designer, or there is no design project at all, then there must be a cost difference in the overall price.
3. Site cost: The operating costs of companies in prosperous commercial areas are quite different from those in relatively remote areas.
4. Advertising fee: This is one of the operating costs. It is mentioned separately because sometimes the advertising fee is more than the sum of other operating costs. And the cost must be allocated to the quotation.
5. Management cost: Apart from the management of the company, the cost of site management is different. Whether the management of a site is undertaken by a professional engineer or by a migrant worker contractor, those management costs are also different.
So, how should car owners view a budget? This is a very headache. Many owners know the truth of shopping around, but they often only compare prices, which is a one-sided behavior. Shop around and compare design, quality and reputation. The comparison in any aspect is incomplete.
1, proportional design. It is true that design is largely a personal factor. At present, it is difficult to distinguish between the design of a large company and that of a personal designer. Sometimes big companies can do some very complicated and professional designs, but there are also some drawings made by big companies that are ugly and rustic. The only thing we can do here is to look at the picture.
2. Specific quality. Most owners will look at it through the model house. But in fact, China's national conditions have greatly reduced what you see and believe. Model houses may be made by big companies, but it is true that your house is not necessarily made by the construction team of model houses. According to relevant surveys, in China, 75% of families will choose a decoration company or a decoration team introduced by friends for decoration.
After the project budget is settled, it is necessary to sign the project contract, which is also a crucial link:
Renovation contract is the most important legal document in the decoration project. When all the design and project budgets are settled, there is still a necessary procedure before the renovation begins. At present, some construction committees or construction bureaus in mature cities will have standard contracts for sale. Anyway, here is an introduction.
To sign renovation contract, we must first understand the elements of renovation contract.
1. Project subject: including a. Name of construction site. This is the subject of contract execution. B. the names of party a and party b. This is the object of execution of this contract.
2. Project: including serial number, project name, specification, unit of measurement, quantity, unit price, valuation, total, remarks (mainly used to indicate some special technological practices) and so on. This part is mostly written into the project budget/quotation sheet in the form of attachments.
3. Construction period: including how many days the construction period is, liquidated damages, etc.
4. Payment method: provisions on payment method.
5. Engineering responsibilities: various quality and safety responsibilities in the process of engineering construction are stipulated.
6. Signature of both parties: The signature includes the signatures and dates of the representatives of both parties, and the seal of the company as one party.
The signing of renovation contract, what can be stipulated, must be explained in detail. Many people may find some friends to decorate, but they don't do their work well because of emotional reasons, so there will be a lot of friction in the future, and finally there will be no friends. Here are some ways to use common words in contracts:
1. About the project: for example, the living room floor is paved with 600X600 domestic Foshan XX brand wear-resistant bricks (samples need to be indicated).
2, about the unit:
A ceiling corner line, skirting line, waist line and door shall be marked with "meter".
B "square meters" shall be used for wooden floor, latex paint, wallpaper, anti-theft net, etc.
Furniture, doors, counters, etc. It should be in units of "item" and "inch". It is necessary to indicate the quotation unit and quotation of these projects, such as 600 yuan per square meter calculated by the square of the facade.
Units should use customary international common units. Never use English units. Items whose area can be calculated should be avoided to be represented by "items".
3. About quantity: There are two methods.
A. After actual measurement, add loss to the contract and calibrate it. It will not be calculated separately in the future.
B. according to the unit price, multiply by the actual engineering quantity. This is a way to calculate how much you have done.
Analysis: It is suggested to confirm the engineering quantity with Method A before signing the contract, and then indicate it in the contract.

4. Remarks: Some technological practices need to be marked, such as: wardrobe: red beech panel on the surface, lined with white fireproof board, and 15% large pistil board as the main body.
5. About breach of contract: No matter whether the owner or the decoration company breaches the contract, they can be punished and compensated by economic means. The general liquidated damages are about one thousandth to three thousandths of the total project amount. But what needs to be reminded is that we should pay attention to the writing of this thousandth. Someone deliberately put the yuan word after a few thousandths. This is equivalent to a few thousandths of the actual fine of one yuan, that is, a few cents, not even a penny.
5. About management fees. The so-called management fees include all kinds of administrative charge collected by the community management office. Among them, there are many kinds of fees charged by the management office, some of which may not be charged, while some management offices that collect fees in disorder abound, with various names: management deposit, garbage cleaning fee, construction cleaning fee, corridor painting fee, public facilities maintenance fee, elevator use fee, worker management fee (day), pass deposit, pass fee and temporary account handling fee. The management office of these arbitrary charges is the most headache for decoration companies, so more and more decoration companies require that these expenses be paid by the owners and no longer included in the project budget.
6. About taxation. Most cities collect taxes from the operating income of decoration companies. As of press time, only one city in China will levy special decoration tax. It is collected through the building or community management office, not through the form of company tax returns. It is necessary to clarify the undertaker of these. Due to the current chaotic operation of decoration companies, many people attach to or pretend to be the name of decoration companies. Therefore, the author suggests that the owner should indicate the ID number of the signer when signing any legal documents, unless the signer is the legal representative of the enterprise.
