According to the "Contract Law of the People's Republic of China" and relevant regulations, in order to clarify the rights and obligations of both parties, both parties agree to enter into this contract regarding the following house leasing matters through consensus, and *** agree to abide by it implement.

If Party B pays daily late fees and is in arrears with rent for more than seven days, it will be deemed as a breach of contract. Party A may terminate the contract and Party A may take back the house under the supervision of the Property Management Office and relevant personnel.

7. If Party A breaks the contract midway during the lease period, the deposit must be returned double. If Party B breaks the contract midway, the deposit will be confiscated by Party A as liquidated damages.

8. Party B shall not engage in illegal activities in the house, otherwise all responsibilities will be borne by Party B. Party A has the right to take back the house and confiscate the deposit; if Party B needs to sublet during the lease period, Party A must do so in writing Party B must agree, otherwise, Party B will be deemed to have breached the contract.

9. The electricity, water, gas, telephone, property management, and closed-circuit television charges incurred by Party B during the lease period shall be borne by Party B.

11. Both Party A and Party B have verified the other party’s property rights information, ID card and other relevant information to confirm that it is true and valid.

12. If any dispute occurs during the performance of this contract, the two parties shall resolve it through negotiation. If the negotiation fails, they may apply for arbitration to an arbitration institution or file a lawsuit in the People's Court.
