Legal analysis: Handwritten house rental contracts are valid as long as there is no fraud, coercion or taking advantage of others when signing. The content of a house leasing contract is agreed upon by both parties and should generally include the following: (1) The name and residence of the parties to the house leasing; 2) The location, area, structure, ancillary facilities, furniture, appliances and other indoor facilities of the house; 3) ) Amount of rent and deposit, payment method 4) Purpose of leasing and house use requirements 5) Safety performance of house and indoor facilities 6) Lease period 7) Responsibility for house maintenance 8) Payment of property services, water, electricity, gas and other related expenses 9 ) Dispute resolution and liability for breach of contract 10) Other agreements. The parties involved in house leasing shall stipulate in the house leasing contract the measures to be taken when the house is expropriated or demolished.
Legal basis: "Electronic Signature Law of the People's Republic of China" Article 13 An electronic signature shall be regarded as a reliable electronic signature if it meets the following conditions at the same time:
(1) ) When the electronic signature production data is used for electronic signature, it is exclusive to the electronic signer;
(2) The electronic signature production data is only controlled by the electronic signer when signing;
(3 ) Any changes to the electronic signature after signing can be discovered;
(4) Any changes to the content and form of the data message after signing can be discovered.
The parties may also choose to use an electronic signature that meets the reliability conditions agreed upon by them.
